We're a great fit for travelers who love authentic character, outdoor adventure, and a laid-back tropical vibe. We are not ideal for those who prioritize total quiet and solitude — though we are surrounded by privacy hedges and hidden so well that locals sometimes don't even know we're here, we are situated between a state park and a well-traveled main road. We are an inn with multiple buildings on the property, so human activity is part of the experience.

We're also not a resort. There is no on-site staff, no bar or restaurant, no concierge — just beautiful cottages, amazing gear, and direct access to the best of Kauai's east side.

We are also listed on Airbnb, VRBO, Hotels.com, and Booking.com — however, those platforms charge guests up to 15% in additional service fees. Book direct for the best deal.

Because we are a small operation, we have what may appear to be a strict cancellation policy.

Within 90 days of arrival: No refund, unless we are able to re-book the dates. If we re-book, we will refund those days minus a $50 cancellation fee. Note: if we can only re-book at a last-minute discount, we'll refund only the discounted amount.

90 or more days before arrival: Full refund, minus a $50 cancellation fee. The cleaning fee will also be refunded; however, the transaction fee cannot be refunded.

We are travelers too and understand emergencies happen. We highly recommend Insure My Trip for travel insurance.

We have a 4-night minimum on most reservations. However, if there are nights available between reservations, we may be able to accommodate 3 nights. The booking calendar shows exactly what's available.

Yes. We have been issued a permit by Kauai County to operate a vacation rental. Our permit number is TVNC-1070 (full permit: TVNC 1070-4340-4341-4342).

Unfortunately, we are not a good option for large group get-togethers. There is no covered common area for the group to gather. The Ohana House, our largest unit, can comfortably hold 8 guests in the dining room. Because of this, we do not encourage group bookings.

Very. Couples are our most common guests, and many are celebrating honeymoons, anniversaries, or milestone trips. The River Cottage and Coco Unit A are the most-requested romantic options — River Cottage for its garden seclusion and proximity to the water, Coco A for its private yard, hammock, and the fact that it’s our only true one-bedroom with a door that actually closes. Both cottages feature a Tantra Chair.

The property helps: kayaking to Secret Falls at sunrise, dinner under the palms, the sound of the river at night. Let us know when you book and we’ll make sure the cottage feels right when you arrive.

Kauai hurricane season runs June through November, with the peak in late summer and fall. Direct hits are rare, but we take weather seriously. Fern Grotto Inn is located in a tsunami and flood evacuation zone. If a mandatory evacuation order is issued, guests must follow official instructions immediately. We keep an evacuation guide with shelter locations, routes, and emergency contacts — please read it before your stay.

In the event of a weather emergency that forces evacuation or makes the property uninhabitable, we will work with you on a refund or rescheduling. We strongly recommend purchasing travel insurance before you arrive.

🏡 The Property

We are a vacation rental. Our business model is self-service — we have no office or on-site staff. We provide amenities to make you feel at home, including cookware and dishes, linens and towels, and on-site laundry facilities. Then we leave you to your vacation!

We do not provide concierge services or daily room service, and there are no bars or restaurants on the property. We are just a phone call away in case of an emergency.

We love pets — but sorry, we do not host pets at Fern Grotto Inn.

Yes — bugs are a fact of life on Kauai and in the tropics in general. Pest control services our property every 60 days, which helps keep them in check. If you strongly dislike bugs, this might not be the place for you as you will encounter them.

Geckos are our friends — they eat other bugs! Arachnophobes: spiders do make occasional visits, but they prefer to stay outdoors.

It might not rain at all (unlikely)… or it can rain a little every day (likely). The good news is tropical rain isn't cold and won't chill you — and you can often avoid it by driving 5–10 miles in the other direction.

The north gets the most rain, followed by the east (where we are), then the south, then the west (driest). We recommend keeping an extra shirt handy, and we provide umbrellas too.

Smoking and vaping are not permitted inside any cottage. We allow smoking outdoors, away from windows and doorways. Please be considerate of neighboring cottages. A cleaning fee will be charged if smoking occurs indoors.

The property sits close to Kuamoo Road and you'll hear some traffic, particularly during the day. It's worth knowing before you arrive.

The good news: every cottage has an Alexa device — just ask it to play white noise, rain sounds, or ocean waves and most guests find that more than enough. We also leave earplugs in each cottage if you'd prefer. Ceiling fans and A/C add another layer if you want it.

Almost certainly — Kauai has a famous wild rooster population that roams freely across the island and doesn't follow sunrise schedules.

Guests who've been to Kauai before expect this and consider it part of the experience. Your in-room Alexa handles it well — white noise or nature sounds on a sleep timer. Earplugs are also in the cottage if you prefer the analogue solution.

Yes — free on-site parking is included with every stay. Each cottage has a dedicated space. Kauai really does require a car to explore, so we've made sure it's never a hassle when you get here.

Self check-in — the door will be unlocked with keys inside. But the cottage won't feel empty when you arrive. Expect fresh tropical flowers, a welcome note, and a few thoughtful touches to get you settled into island life right away. Your cottage will be fully stocked with kitchen essentials, linens, and toiletries.

Yes! We provide snorkeling masks and fins (Lydgate Park has excellent snorkeling), plastic beach toys for kids, coolers, chairs, mats, umbrellas, and boogie boards — all complimentary with your stay.

Yes — all included free of charge! We have 4 bicycles, 3 kayaks (one 1-person, one 2-person, one 3-person), and a pair of stand-up paddleboards. We just ask that you take good care of them so future guests can enjoy them too.

No, we do not serve breakfast. However, all units have kitchenettes or full kitchens with everything you need to make simple meals and more.

Yes — all cottages have free, high-speed WiFi, fast enough for streaming and video calls.

One thing worth knowing: cell service in the area is spotty. There are no towers nearby, and coverage can drop further when it rains. WiFi calling is the reliable workaround — our connection handles it well. We recommend enabling WiFi calling on your phone before you arrive so you're set from the moment you check in.

All of our cottages have A/C. You may even find that with open windows, ocean breezes, and ceiling fans, you don't need it — but it's there if you do.

Yes — we have a free washer/dryer available on the premises in a common area. Detergent is included.

🔑 Check-in & Check-out

Please do! The grounds are full of tropical fruit trees — starfruit, mango, oranges, mountain apples, and more depending on the season. Help yourself to anything ripe. It's one of those little surprises guests love. Nothing quite like stepping outside and picking your own breakfast.

We don't have a pool — but you won't miss one. The Wailua River runs right behind the property (kayaks and paddleboards are complimentary), and Lydgate Park's protected swimming lagoon is just one block away. It's one of the safest, most family-friendly beaches on the island. Kealia Beach (great for boogie boarding) is about a 15-minute drive north.

We have a pack-and-play (portable crib) available on request — just let us know when you book and we’ll have it set up. We don’t currently have a high chair. The Ohana House and Coco Unit A are the most family-friendly options given their extra space.

Standard checkout is at 11:00 AM. If no guests are arriving on your departure date, you may stay until 3:00 PM at no extra charge.

If you wish to stay after 3:00 PM and notify us before arriving on Kauai, we'll charge 50% of your room rate and guarantee the room until your departure flight. This is highly recommended if your flight departs after 8:00 PM.

If you request late checkout (post-3PM) after arriving in Kauai, we may still help with a $100 fee (smaller units) or $200 (Ohana House) — but late checkout cannot be guaranteed in that case.

Standard check-in is at 3:00 PM. Earlier arrivals by 1:00 PM may be possible — please speak with us ahead of time (before arrival) to confirm whether early check-in is an option for your dates.

🌺 Getting Around Kauai

We are 5 miles from Lihue Airport (LIH) — about a 15-minute ride. A cab costs less than $30 each way.

We are one block from Wailua Beach — just a 5-minute walk. Lydgate Park, which is better for swimming and snorkeling, is a 15-minute walk.

It is possible to get by using our bicycles and public transportation, but your mobility will be limited — many gorgeous sites are inaccessible without a car. We highly recommend renting a car to get the best possible Kauai experience. You'll also save on cab fare ($25 each way from the airport).

After hosting thousands of guests, the comment we hear most is: "I wish we hadn't planned to island-hop so we could spend more time here!"

We advise spending at least 7 nights on whichever island you most want to visit. Kauai has more than enough to keep you busy from dawn to dusk: hiking, kayaking, surfing, swimming, botanical gardens, zip-lining, ATVs, boat tours, helicopter tours, and more. Keep in mind Kauai is quiet after dark with very little nightlife.

If you are fit: kayaking the Napali Coast (available May – September only). It's a grueling 10-hour day and not for the faint of heart, but you will talk about it for years to come. Most outfitters launch from Polihale or Tunnels Beach — book well in advance as permitted spots fill up fast.

For something closer to home: kayak to Secret Falls directly from our property — a 4-mile round trip on the Wailua River followed by a 30-minute jungle hike to a 100-foot waterfall. Most guests say it's the highlight of their trip.

Different things, same river. The Fern Grotto is a famous lava cave two miles up the Wailua River — one of Kauai's most iconic landmarks. We named the inn after it because we sit right on the same river.

Our guests can actually kayak directly to the Fern Grotto using our complimentary kayaks. It's a 4-mile round trip paddle on the only navigable river in Hawaii — and one of the most memorable things you'll do on the island.

Yes — it's the most talked-about activity among our guests, mentioned more than any restaurant, beach, or hike on the island.

Launch our complimentary kayaks directly from the property onto the Wailua River. Paddle upriver about 2 miles (roughly 45 minutes), beach the kayak, then hike approximately 1 mile through the rainforest to Uluwehi Falls — a hidden 100-foot waterfall with a pool at the base you can swim in.

A few things to know before you go:

  • The trail is frequently muddy and can be slippery. Wear closed-toe shoes with grip that you don't mind getting wet — sandals and flip-flops won't cut it.
  • There are stream crossings. Expect to get your feet wet.
  • Best conditions: paddle on an incoming tide when the river runs calm. Check tides at tide-forecast.com before you go.
  • Start early — mornings are calmer and you'll beat the afternoon headwinds on the return paddle.

Life jackets are provided. Plan for about 4–5 hours round trip.

Kapaa sits almost exactly in the middle of Kauai's coastal road — which is one of the biggest advantages of staying here. Poipu Beach on the South Shore is roughly 35 minutes away. Hanalei Bay on the North Shore is about 40 minutes. You're equally close to both, so you can easily reach either end of the island in the same day without backtracking or repositioning.

April through September is generally the driest and sunniest stretch — ideal for hiking, snorkeling, and boat tours. Spring and early fall offer good weather with somewhat fewer crowds than peak summer.

October through March is the wetter season, particularly on the North Shore. The East Shore (where we are) stays relatively dry compared to Hanalei. Rates also tend to be lower outside of peak summer and holiday windows.

Honestly: there is no bad time to come to Kauai. Pick the dates that work for you and the island will do the rest.
